Why Little Sugar Creek?
Little Sugar Creek runs through the center of Charlotte. While relatively narrow, its presence is tremendous, connecting neighborhoods and bringing people together through the greenway that shares its name.
Along its path, the creek and greenway support nature, health, recreation, connection, and community. They demonstrate how a public asset can enhance the places around it and become part of the identity of a city.
Little Sugar Creek Developments was created around a similar idea: thoughtful development can create value that extends beyond the boundaries of an individual project.
Our goal is to bring that thinking to every project we touch.
Our Approach
Little Sugar Creek Developments is a Charlotte-based firm focused on thoughtful infill development, investment, and placemaking.
We are particularly interested in opportunities near and connected to public assets, including schools, libraries, museums, parks, and greenways. We look for what is already valuable about a place and consider how development can better recognize, strengthen, and connect to those assets.
That may mean rehabilitating or repositioning an existing property, identifying uses that complement a neighborhood, or rethinking how a site relates to the community around it.
The objective is straightforward: create economically viable projects that make good use of existing assets while contributing positively to the places around them.
About the Founder
Jerry Lee founded Little Sugar Creek Developments with a simple goal: use real estate as a tool to elevate communities.
Jerry brings to LSCD more than 25 years in finance, a master’s degree in Real Estate Development from UNC Charlotte, community service, and a longtime interest in real estate, cities, and placemaking.
His background in finance, business leadership, risk management, and investment analysis brings a disciplined approach to evaluating opportunities and creating value. His work in real estate and the community has broadened that lens, reinforcing his belief that successful development must make economic sense while creating value that can extend beyond the property itself.
Jerry also serves on the board of Charlotte nonprofit Partners for Parks and has served on the Mecklenburg County’s Greenway Advisory Council for more than eight years. He was recently selected to participate in the Local Initiatives Support Corporation’s Real Estate Development Incubator (LISC REDi) and is also a member of the National Home Builders Association (NTBA), and the Urban Land Institute (ULI).
